Founded in 2017 by Josh Hebdon, Knots & Barley grew from a background in joinery, where a deep understanding of materials, tolerances and construction was fundamental. That grounding continues to shape how projects are approached today: with close attention to detail and a clear, practical understanding of how buildings, and the spaces within them, are put together. Detail is not confined to finishes, but carried through the entire build as a result of those joinery beginnings.

As the scale and complexity of work increased, the role naturally expanded beyond individual elements to the delivery of complete homes. This evolution into main contracting was driven not by volume, but by a desire to retain control over quality, coordination and execution, ensuring architectural intent is protected and realised through every stage of construction. We work closely with architects who trust us to translate their designs into well-resolved, carefully built spaces.

Our work spans new builds and sensitive restorations, often involving complex detailing, challenging sites and a high level of technical resolution. With a strong and established presence in the Scottish Borders, Knots & Barley primarily undertakes projects across the Borders and the north of England, with selective projects further afield undertaken for existing clients or where the brief demands a particularly considered, collaborative approach.

We don’t position ourselves as a volume builder. We build fewer homes, properly. We lead the process from early planning through to completion, focusing on longevity, quality and clarity, creating spaces that work well, endure and feel coherent from the inside out.

Working with Knots & Barley is a collaborative, considered process built around protecting design intent and delivering it properly on site. We work closely with architects and private clients who value clarity, care and a shared commitment to quality.

We are often brought in early (sometimes even before drawings are fully resolved) to contribute to feasibility, buildability and planning conversations. This early involvement allows potential issues to be resolved before they reach site, ensures projects are set up correctly from the outset and gives design teams confidence that their ideas will be carried through construction without compromise.

For architects, we act as a delivery partner who understands detail, respects design and takes full responsibility for execution. For clients, this means a well-managed build, clear communication and a home that reflects the original vision, not a diluted version of it.

Below is an outline of how that approach translates into a clear, structured build process.

  • Engagement typically begins with an initial enquiry, followed by a conversation to understand the project in depth and ensure expectations are aligned. We take a flexible, tailored approach at this stage, whether that means supporting early feasibility, working alongside an appointed architect or helping shape the brief before the design team is in place.

    Early involvement allows us to contribute meaningfully to buildability, programme and cost planning, ensuring the project is set up properly before moving forward.

  • As principal contractor, we take full responsibility for coordinating and managing the construction process. This includes overseeing programme, trades and site operations, allowing clients and architects to focus on decisions rather than day-to-day management.

    Our established relationships with trusted suppliers and specialist craftspeople support a smooth, well-run build. Once on site, our teams work with a personal, adaptive approach, with clear scheduling and open communication throughout.

  • As the build progresses, focus shifts increasingly to detail, quality and resolution. Particular care is given to junctions, transitions and finishes, often in close collaboration with the architect on site.

    Quality control is integral at every stage, ensuring the finished home reflects the design intent and meets the standard expected of a bespoke, design-led build.

  • Completion is handled carefully, with a clear and considered handover process. We remain in contact following practical completion, checking in at agreed intervals and addressing any queries or refinements as they arise.

    Our relationship with clients doesn’t end at handover. We remain available for ongoing advice, maintenance support and future projects, reflecting our commitment to the longevity and performance of the homes we build.
